Meet & Greet Discussion

Embark on your journey with an exciting conversation about your vision, what you want to achieve and your why. We want to build trust and an understanding from the very beginning, so that we can best support you and create an enjoyable process.

Design Consult

Many clients have already been through this process with an Architect or Design Consultant but if you haven’t, we are partnered with many of the best on the Sunshine Coast. Architects, Draftsman, Engineers, Certifiers and an extensive Specialist Trade Group, are all included in the package.

Partnering with a builder early in the design process, ensures you get it right from the start and can potentially save you wasted time and money down the track.

Selection Process

Our large base of trade partners guarantees only the highest-quality finishes throughout your project. Whether you opt for luxury, high-end inclusions or standard-fixtures, our service level, remains superior.
At this stage of the process, you will start to visualise your finished product and the lifestyle it allows you to lead.

Quote

This will provide you with a detailed preliminary estimate of your project’s timings and cost. We will spend time with you to help you understand all contract inclusions and design requirements.

We pride ourselves on our open and transparent communication and we need the same from you. This ensures an efficient build and that we are able to provide you with the support you need throughout.

Contracts

Once you’re satisfied with the estimates and schedules provided, we engage in a Master Builders Association (MBA) Queensland contract, which have been developed not to confuse. We will walk you through each section of the contract and address any concerns that arise. The contract is necessary before we can move onto seeking a Building or Development Approval (BA/DA).

We understand this part of the process can seem stressful, but at Main Group, we’re here to find suitable solutions and offer confidence. One example is our unique offering of Fixed Price or Cost-Plus MBA Contracts, to suit any budget.

We’ve provided a rough guide below to help you differentiate between the two:

Fixed Price Contracts are just that — fixed, and will involve us making all the decisions on cost and quality of building materials. These contracts generally involve adding a substantial cost overhead (approximately 30%+) for unforeseen items, price increases, inclement weather and the substantial risk they are taking, fixing costs over an extended build. Variations are a necessary part of this option.

Cost Plus Contracts give you far greater say in the process and allow you to make informed decisions along the way. Main Group work on a 15% cost plus margin on all labour and materials throughout the project. As you are involved in the decision-making process throughout the journey, variations do not occur.

Construction

Let the building begin! Depending on your project this might involve laying your slab, knocking down your existing property, knocking out your kitchen or bathroom.  We will guide you through these processes and keep you informed.

You will be allocated a site manager and a builder, and they will be your key contacts from start to finish. A construction program will also be developed in collaboration with you, so that you can track exciting developments and allow us to work around any key milestone dates that you may have.

Handover

Once all the hard work is over, your builder and site manager will walk with you through your new home. Having been involved throughout the process, there should be no surprises at this stage, only happiness. If there are any outstanding items or aspects that you are not happy with however, they will be rectified as a matter of priority. Industry standard warranties are all included and as we are also locals, you can let us know any issues as they arise so we can address them promptly.
